An EICR is the document your insurer asks for, the document your tenants ask for, and the document the HSE asks for after an incident. Most commercial premises need one every five years. Most landlords need one every five years per property by law.
Where it gets complicated is what counts as ‘satisfactory’ – and what to do with a report that comes back unsatisfactory. We see plenty of EICRs from other contractors that are either too cautious (everything’s a C2, costing the client a fortune in remedials) or too lax (genuine C2 issues coded as C3 because the contractor wanted the easy life).
A proper EICR is a balanced, evidence-based judgement. We test what BS 7671 requires us to test, we observe what’s actually there, and we code accurately. If something’s a C1 we say so. If something’s a C3 – improvement recommended, not required – we mark it that way and explain why.
We also do the remedial work where it’s needed, under the same job, with the EICR re-issued once the rectifications are complete. One contractor, one quote, one paper trail.

Commercial premises generally need an EICR every five years, or on change of tenancy. Some insurers and landlords specify shorter intervals – three years is common for rented properties.
An unsatisfactory EICR isn’t the end of the world – it means there are observations to address. We give you a remedial quote, you decide what to do, we do the work, we re-issue the certificate. Most failures are rectifiable within a week.
Yes. PAT testing of portable appliances is a separate service but often booked at the same time as an EICR. We can quote them together.
